How Often Do You Update Your Photos?

Tis’ the season to update your listing photos!

With the possiblity that your listings may stay on the market longer, you make have to take a 2nd glace at your original photos. Why? Because after awhile listing photos tend to appear outdated, and most buyers like to look at photos that reflect the current look and feel of the property.

At MLSLI, we recommend your listing photos reflect the current season. It only takes a few mintures to snap fresh photos, and your sellers will truly appreciate the extra effort you put into selling their home.

And, if you want to put all those nice propery photos to another good use, try display them in a Digital Photo Frame! It’s a great way to bring your photos with you and display them at an open house, a listing presentaion, or the main lobby of your office. There are plenty of innovate ways to display your listing photos, it’s worth the effort.

Will Text Messaging Replace E-Mail?

I’m sure you’ve heard me say and write about this before, Gen Y is a massive segment of the poplutaion that will be your future buyers and sellers! They are tech-savvy, I’ll say it again…they are tech-savvy! Not only are they tech-savvy (I said it again), but, as their Realtor,  they also expect you to be tech-savvy too. They use e-mail, but they like to text message as well!

Mobile Marketing is a convenient way to stay in touch with your prospects and clients through Text Messaging.  You can “text”  valuable information on a individual basis or mass scale. You can alert all your prospects about an open house, or you can send out a simple, “How are you?” to an indvidual client.  Any which way you slice it, text messaging is cheap, easy, and works instantly - faster than e-mail! That’s what tech-savvy buyers, sellers, and successful Realtors want.

I think that mobile marketing is going to gain momentum and eventually compete with e-mail as a way to communicate with your future buyers and sellers. What do you think?

Blogs are a great way to solicit feedback from your buyers and sellers. By posting informative and relevant articles on the real estate market, your community, and your expertise, your visitors will be more likely to share their thoughts. That’s an excellent way to really get into the mind of your consumer and find out what they WANT and NEED from you.

So, that’s the purpose of this post. In an effort to serve you better, I want your feedback on my weekly tech tip that is e-mailed to your inbox every Thursday from the “MLS Marketing Department.”

Does E-Mail Marketing Really Work?

I think it does. As a marketer, e-mail is a cost-effective, non-invasive way of communicating with your clients and prospects. It’s a great way to generate awareness, build mutually beneficial relationships, and keep yourself in front of buyers and sellers.

However, you can’t just slap a few pices of information together, write a few nice things, e-mail it to everyone and expect results. I find that the more effort I put into my e-mail marketing, the more results I get. 

Meaning….

  1. Setup different lists for different audiences….buyers, sellers, vendors, clients, etc. This allows you to provide relevant info to each group of people.
  2. Offer valuable information and dissemeniate it often. Develop habits for collecting, developing, and formatting mailing list content.
  3. Make announcements on your listings, your website, your blog, market conditions and more!
  4. Have a written ACTION PLAN for each of your lists, and stick to the plan to get results.  

Don’t forget: CONTENT, CONTENT, CONTENT. Your readers want valuable information, so make sure you put some thought into each e-blast you deliver.

The Presidential Election and Real Estate

The two presidential candidates, the upcoming election, and the housing market are all key variables that will affect the state of the economy over the next few months. 

With, November 2008 right around the corner, many homeowners are thinking about the current real estate market and what solutions each candidate poses. Today, real estate is a key driver in our national, state, and local economy. So, we can assume both presendial candidates will be proposing new ways to support the real estate industry.

Becuase real estate is such an imporant factor in our economy, it will be a major topic of discussion in the campaign. Both Obama and McCain have recognized the existing housing problems in the country. Both have acknowledged a need for some type of reform. They also disagree on how much government should be involved and in which aspects.  How the market will unfold after the election remains unknown.

Is Generation Y Taking Over?

BEWARE! Gen Y is a massive demographic comprised of people born  between 1977 and the mid 1990’s. That’s roughly between the ages of 15-30.

THEY ARE YOUR FUTURE CUSTOMERS! That’s why its essential for you to understand GEN Y. Afterall, it won’t be long before this group is the dominant segment of 1st time homebuyers. Here’s a few things to keep in mind with GEN Y: They’re Big. The Web is their Playground. They Buy Young. They Have Hectic Schedules. They Do Their Research.

With this market, its critical to embrace technology. Consider using a Smartphone. Have a Great Website. Includes tons of photos and video. Advertise on Craigslist.

Do Social Networking Sites Really Build Your Business?

The Internet has taken a new direction….AGAIN! It’s the newest medium for INTERACTION.

Just when you thought you were famailiar with the ways of the Net, the term Social Networking or Web 2.0 pops up. Sites like YouTube, Facebook, LinkedIn, Blogs, etc. are prime expamples of Social Networking websites. All of these sites foster communication among visitors either by comments, conversations, videos, networking, etc. As a Realtor, you now can easily connect to buyers and sellers and position yourself as the expert in your area.  

By the time a prospect or customer contacts you, they have been looking at real estate on the web anywhere from 10-40 hours. Do you think Social Networking sites will make them more inclined to use you as their Realtor?

Sold Property Search – Is It a Good Idea??

MLSLI.com has a new feature…SOLD PROPERTY SEARCH!

Homebuyers and sellers can now find out what homes actually sold for in their area. Before this, buyers and sellers had to go through a Realtor to get this information. Now, it’s available to the general public on MLSLI.com. We want to keep the public on our site, so they don’t have to go to other sites such as Trulia and Zillow. They can find all the info they need right here on MLSLI.com, right?

Listings Sell Faster with Video

According to a survey conducted jointly by VHT, Inc. and PropertyPreviews.com, a listing that has professional photography and video is 3x more likely to sell within the standard listing period than a home marketed with only descriptive information.

In today’s real estate market, Realtors need to do all they can to differentiatie their listings. Professional photography and videos  leave a huge impact on the minds of hombuyers. When a buyer is able to actually view a listing, they are more likely to want to see it in person.  

Keep your business moving forward and give your listings the attention they deserve. A small investment in photos and video for your listing is worth it!
