89% of buyers start their home search online. And, the number of first-time homebuyers rose from 39% to 41% in the past year. The majority of these first-time buyers are around 30 years old.

What do these facts are figures mean? That today’s buyers are quite sophisticated when it comes to finding a home online and they don’t stop there! While they are searching for the home of their dreams, they are also doing their research. Buyers are going online to obtain detailed information about the neighborhood, schools, market statistics and more. They are very educated from their online research – they know the details, facts and figures about the property of interest.

Tips for Using Facebook

One of the best things about Facebook is that is gives you access to a large audience of more than 200 million people worldwide at a low cost. However, as a Realtor, you must give some thought to your audience. Who are they? How do they want to be spoken to? What messages do you want them to receive?

With the explosion of Social Networking, namely, Facebook, there is a huge opportunity to network online and stay in front of people you may not necessarily have contact with on an on-going basis. These people may be old friends, new friends, and friends of friends. The possibilties are endless.

Here are 2 FREE ways to promote yourself on Facebook:

  1. Have a Strong Presence. This should be on every Realtor’s “to-do-list” for their business. Once you open an account, make sure you post updates with interesting content as much as you can. Get your friends and co-workers involved in your comments. Doing this will increase your chances of more people finding you through their friends.
  2. Throw an Event. Facebook is an excellent tool to get people together in support of your business. This is good for events you host, upcoming open-houses, and more. This is a FREE way to get the word out beyond your regualar marketing efforts to more people.

According to the 2008 Realtor Technology Survey, 35% of Realtors use a cell phone for texting on a daily basis. There is no question about it, you need to be comfortable with text messaging. Keep your text messages to your buyers and sellers, short, sweet, and to the point. That’s what text messaging is all about. Here are a few things that you can text to buyers and sellers:

  • Price Reductions
  • Quick Reminders
  • Property Info and Updataes

However, always make sure you place the necessary phone calls. Offer your clients all the options – texting, e-mail, and phone and make sure above all you are communicating with them the way they WANT!

We can all agree that Social Networking is here to stay. Here’s an interesting fact. The biggest segment of people who are social networking are 35+ years old. Ironnically, the average age of 1st time homebuyers is 35. If you put two and two together, the facts are very clear. The next round of 1st time homebuyers are all Social Networking…it’s their new obsession. And, they are in the market to buy their 1st home.  

If you are looking to keep current with the times and caputre new business, then you need to be on at least one Social Networking site. These sites are FREE and they are a great way to get your name, your business, and your creditiblity out there.

LinkedIn, Facebook, Twitter, YouTube, Blogging, are places to start.

Use Videos to Boost Your Rankings!

Videos are a great way to boost your online rankings with popular search engines such as Google, Yahoo, and MSN. According to a Forrester survey, you can improve your chances by 50 times, of showing up at the top of the Google search results with videos. That’s pretty big!

So, if you have videos, virtual tours or testimonials of your listings or yourself, make sure you are putting them up online for your buyers and sellers to view. If you don’t have any videos in your toolbox, now’s the time to start thinking about adding video to your strategy.
